Roughly 1 in 4 homes for sale in America is brand new. Own that share of your market.

New construction is the biggest slice of inventory most agents never fully tap — not for lack of talent, but because nobody hands you the map. We hand you the map: builder access, mapped inventory, scripts, and the automations behind it all.

Built with you, not at you. You keep your brand — we build the machine behind it.

The opportunity

Builders are holding the most inventory in two decades — and paying to move it.

This part of the market was never built for agents. The data lives off-MLS and the terms change weekly, so most agents work around it rather than into it. That's not a skill gap — it's a systems gap, and systems can be handed to you.

About 1 in 4 homes for sale is newly built

Newly built homes have made up a quarter to a third of all single-family listings for years, peaking at 34%. It isn't a corner of the market — it's a quarter of it.

More standing inventory than builders want

A balanced market runs about six months of supply. New homes are sitting above nine. That imbalance is exactly why builders welcome agents who bring buyers.

Resale vs. new construction

The same buyer. A completely different experience.

Anyone who has written offers in a hot resale market knows how that goes. New construction is a different transaction start to finish — for your buyer and for you.

Inventory clarity

Four stages of inventory. Four different conversations.

Portals lump every new home together. Your buyer's timeline, budget and negotiating room change completely depending on the stage — and knowing the difference is what makes you the expert in the room.

Built in the field, not in a classroom

We built Chicago New Homes doing exactly this.

New Construction Army isn't theory pulled from a course. It's the system we run every day in one of the most competitive new construction markets in the country — builder relationships, mapped inventory, a content engine and lead systems that keep working whether or not we're at a desk.

The builders change. The framework doesn't. Chicago agents plug straight into our existing partnerships. Agents elsewhere get the same framework, localized to your market with you.

How it works

Three steps, and you're running.

01

Strategy call

We map your new construction goals, your target buyer, and where you are today. If we're not the right fit, we'll tell you.

02

Built with you

Scripts, videos, builder access, the community-match app and your automations all get set up — with you, not at you.

03

You own it

You run a real system: content going out, inventory in hand, and leads coming in. We stay in it with you as it grows.

Questions

The things everyone asks.

Do I have to be in Chicago?

No. Our builder partnerships and cleared inventory are Chicago-based, so Chicago agents plug in immediately. Everywhere else, we localize the same framework with you — the mapping process, the content strategy and the automations all travel.

What does it cost to partner with you?

Nothing beyond your standard brokerage fees. Coaching, systems, templates, the community-match app and setup are all included. Our upside comes from revenue share, which means we only do well when you produce.

I'm nervous about being on camera.

Most people are. That's exactly why we record with you rather than sending you off alone — and on our channel, we handle the editing. You get reps with someone beside you until it feels normal.

I'm brand new. Is this too advanced?

Newer agents often do especially well here, because there are no habits to unlearn. New construction is one of the few niches where a new agent can become the local authority within a year — there's simply less competition for it.

How much time does this take each week?

Realistically, a focused block for content plus consistent follow-up. The automations exist specifically so the admin side takes a fraction of what it takes most agents.
